How Pricing Works

How Pricing Works at Northeast Services LLC

At Northeast Services LLC, we believe pricing should be simple, honest, and stress free. There are no hidden fees, no surprise charges, and no obligation to book after receiving your estimate. Every quote is completely free, and we take the time to make sure you fully understand what you are paying for before any work begins.

Every Job Is Different

No two projects are exactly alike, which is why we never use a one-size-fits-all pricing model. The cost of your job depends on several factors including the type of service, the amount of material being removed or demolished, the size and complexity of the project, accessibility of the work area, labor and time required, and disposal or recycling fees associated with certain materials such as appliances, electronics, and hazardous items. We take all of these factors into account to make sure your quote is fair, accurate, and reflects the actual scope of your project.

How We Price

Depending on the type of job, pricing is determined one of three ways. For junk removal and cleanouts, pricing is most commonly based on volume, meaning how much space your items take up in our truck. The more you have, the more it costs, but we always work efficiently to maximize the load and keep your costs as low as possible. For demolition projects and larger jobs, pricing is based on the full scope of work after we assess the project in person or review photos. This allows us to factor in labor, equipment, permits if required, and disposal costs. For certain jobs involving ongoing or time-intensive work, an hourly rate may apply. We will always be upfront about which pricing method applies to your job and why.

Getting Your Free Estimate

Getting a quote from Northeast Services LLC is easy. Because owner Luke Joy is deaf, all communication is handled by text or email, which also happens to be the fastest and most convenient way for most customers to get in touch. You can reach us by text at (207) 337-3163 or through the contact form on our website, and you can expect a prompt, professional response. For many smaller jobs, we can provide a ballpark estimate based on photos sent via text before ever coming to your property. For larger demolition projects or full property cleanouts, we may schedule a brief on-site walkthrough to give you the most accurate number possible. Either way, your estimate is always free and comes with no pressure and no obligation.

No Surprise Costs

Once your estimate is agreed upon, that is the price you pay. If anything changes during the project due to unforeseen conditions or a change in scope, we will communicate that with you immediately and get your approval before moving forward. You will never be handed a bill that does not match what was discussed.

What Affects the Final Price

To help you prepare, here are the most common factors that can influence the cost of your job. Volume and weight of materials being hauled away, the type of materials involved especially items requiring special disposal such as appliances, e-waste, oil tanks, or insulation, the difficulty of access to the work area such as tight staircases, basement access, or remote locations, the size of the demolition scope including structural complexity and permit requirements, and distance from our base in South Berwick, Maine for jobs outside our standard service area.
